Zoning for Navy Yard
The Office of Planning is proposing a new zoning designation for a site in the southeast corner of the Navy Yard along the Anacostia River. The site is approximately 15 acres, bordered by O St. SE, 11th St SE, and the Anacostia River, on property owned by the federal government. The site is currently unzoned, and OP is proposing a text and map amendment to create a new zone for this site called Navy Yard East.
Proposed Changes
A parcel of land in the southeast corner of the Washington Navy Yard is being leased to a private development team and will be given a new zone designation that will provide:
- New opportunity for housing on vacant land
- Pedestrian/cycling connection between Yards Park and the 11th Street Bridge
- A high-density mix of residential and commercial uses
- Residential rental units subject to Inclusionary Zoning
- Residential for-sale units set aside for disabled veterans
- Public access along the waterfront with ground-level retail
- Preservation of key waterfront viewsheds
